FAQ

Property Styling

What is it?

Property Styling is the process of showcasing a property for sale. Stylists use their expertise to highlight the property’s best features which helps to attract a broad range of buyers, reduces time to sell and maximise the value.

What is a Property Stylist?

Property Stylists plan and choose furnishings to emphasise space and function for each individual property, they can advise on decluttering and refurbishments to fully prepare a property for market. At EVOLVE, our Styling experts are qualified Interior Designers meaning you are always in capable hands. Stylists use their creativity to choose furnishings based on target market/demographics, physical environment and budget. These efforts aim to attract buyers, reduce time to sell and maximise value.

What kind of properties do you style?

We style a wide variety of properties from studio apartments to family homes, through to luxury residences and coastal retreats. Our customer focus and dedication have always been something we pride ourselves in, this combined with our deep understanding of the Sydney property market means we always achieve the results required.

What if the items I own do not suit the target market, what can I do with them?

EVOLVE can review your existing furniture and accessories and identify which may be suitable for the theme and style that will transform your property to attract maximum interest from buyers. If needed, EVOLVE can recommend removal and storage services.

Is the investment in Property Styling worth it?

The cost to present your property in a manner to attract the maximum number of buyers from the market can be less than one bid at an auction. Many of our clients have received the benefit of the styling investment 30 times over as a result of the sale price exceeding expectations.

Will it be expensive to style my property?

The investment can vary in price based on the size of the property and whether existing furnishings can be utilised. Remember this is an investment to maximise the sale price of your property. Most of our clients receive a ROI (Return On Investment) many times over the styling cost as a result of the sale price exceeding expectations.

A professionally styled property will focus on creating an environment that will appeal to a broad market and therefore attract the maximum amount of interested buyers.

How long is the rental period?

The rental period is 4 weeks plus 2 weeks free. This period covers a typical auction campaign, usually your Estate Agent would like your property styled a week prior to the first open to allow time for photography and marketing production, the complementary week at the end of the rental period allows time for collection to be arranged or your buyer to have a last walk through whilst your property is still beautifully presented.

What is my property does not sell within the rental period?

If your property has not sold within the rental period, with notification, you are able to continue to rent the furnishings on a week to week commitment at a reduced weekly rental rate.

What if I have pets?

We love pets, however, it can be unhygienic for pets to come into contact with furnishings. It is the responsibility of the owners to return all furnishings in the same pristine condition it was installed, so we suggest covering furnishings, rolling and standing rugs and bagging soft furnishings between open home inspections.

Our helpful stylists are happy to assist with photos and instructions to prepare for opens, as well as coverings and bags to be left onsite. It is recommended that during the sales campaign to house pets elsewhere, as the odour from pets may dissuade prospective buyers.

Can I select my own furniture?

It is the role of your Stylist to assist in achieving the best possible price for your property, it is vital you trust their knowledge in design and the real estate market to select appropriate and available furnishings to maximise the potential interest in your home. EVOLVE is a bespoke styling company and many of our pieces are one-off specifically to avoid a generic styled look, therefore the availability of stock is constantly changing.

How do I select a Property Stylist?

For Property Styling you should review the following:

Does the Stylist understand the target market and area? If needed, discuss your target market with your agent. Remember the style may not suit you and your tastes but should suit the wider market.

During the quotes did they measure every room and take pictures? This is vital for stylists as they will need to mock up a plan and fit all furnishings and accessories perfectly this something we are very vigilant at completing at EVOLVE Styling.

Images of their current work, you could go to an inspection at one of the properties they have styled (ask your Estate Agent)

Ensure to make note of the quality and quantity of furniture and accessories installed, does it look a little empty or are the chairs worn? At EVOLVE we always ensure our décor is of the utmost quality and our properties look full to provide a lifestyle and lived in feel.

In their examples is there a cohesive style, theme and colour between all the rooms

Has the stylist paid attention to the detail e.g. Ironed bed linen, accessory placement?

What if I don’t like the chosen style, and it is not to my taste?

Styling a property for market is very different to Interior Design, Property Styling should appeal to as broad a market as possible, whilst still referencing the style of the house, where Interior Design reflects a homeowners personal taste and lifestyle needs. Trust that our experts along with your Estate Agent know the market and ultimately want to aid you in reducing time to sell and/or providing you with the best possible return on the property.

What if rental items are damaged or broken?

It is the responsibility of the homeowner to return all items in good order. The refundable security deposit we secure is to cover minor breakages, cleaning and repairs in case of a mishap. If you would like insurance coverage for major incidences, we offer insurance at 5% of the rental value, alternatively, we recommend contacting your insurance provider to check your coverage under contents insurance.
